I entendre b\u00e9 com funciona abans de posar-se en marxa pot estalviar-te molts maldecaps. En aquest article t&#8217;expliquem tot el que cal saber el 2026.<\/p>\n<h2>Qu\u00e8 \u00e9s una hipoteca d&#8217;autopromoci\u00f3<\/h2>\n<p>Una hipoteca d&#8217;autopromoci\u00f3 (tamb\u00e9 anomenada hipoteca autopromotor) \u00e9s un pr\u00e9stec hipotecari dissenyat espec\u00edficament per finan\u00e7ar la <strong>construcci\u00f3 d&#8217;un habitatge<\/strong> en un terreny de la teva propietat, en lloc de finan\u00e7ar la compra d&#8217;un habitatge ja acabat.<\/p>\n<p>La difer\u00e8ncia fonamental amb una hipoteca convencional \u00e9s que <strong>el banc no entrega tot el capital de cop<\/strong>. Val la pena preguntar directament a l&#8217;oficina, o b\u00e9 treballar amb un br\u00f2quer hipotecari especialitzat que negoci\u00ef en nom teu amb diverses entitats simult\u00e0niament. M\u00e9s seguretat, per\u00f2 sol tenir un tipus inicial m\u00e9s elevat.<\/li>\n<li><strong>Tipus variable:<\/strong> lligat a l&#8217;Eur\u00edbor. Pot ser avantatj\u00f3s quan l&#8217;Eur\u00edbor \u00e9s baix, per\u00f2 comporta incertesa a llarg termini.<\/li>\n<li><strong>Tipus mixt:<\/strong> fix durant els primers anys (habitualment 5-10 anys) i variable la resta. Un equilibri entre estabilitat inicial i flexibilitat futura.<\/li>\n<\/ul>\n<p>El 2026, amb l&#8217;Eur\u00edbor en descens respecte als m\u00e0xims de 2023, les hipoteques mixtes estan guanyant popularitat entre els autopromotors.<\/p>\n<h2>Els errors m\u00e9s habituals en sol\u00b7licitar una hipoteca d&#8217;autopromoci\u00f3<\/h2>\n<p>En la nostra experi\u00e8ncia acompanyant fam\u00edlies, aquests s\u00f3n els errors que es repeteixen:<\/p>\n<ol>\n<li><strong>Demanar la hipoteca sense tenir la llic\u00e8ncia d&#8217;obres.<\/strong> El banc no mour\u00e0 fitxa sense ella. El proc\u00e9s d&#8217;obtenci\u00f3 de la llic\u00e8ncia pot trigar entre 3 i 12 mesos depenent de l&#8217;ajuntament. Fins i tot m\u00e9s en casos extrems.<\/li>\n<li><strong>Subestimar els recursos propis necessaris.<\/strong> Cal estudiar la teva liquiditat i recursos propis inicials per cobrir els desfasaments entre pagaments a industrials i disposicions del banc.<\/li>\n<li><strong>No tenir en compte el cost de les taxacions.<\/strong> En una hipoteca d&#8217;autopromoci\u00f3 es fan dues taxacions: la del terreny i la del projecte acabat. Representen una despesa que cal preveure.<\/li>\n<li><strong>No comparar entre entitats.<\/strong> Les condicions varien significativament d&#8217;un banc a un altre. Negociar amb diverses entitats a la vegada \u00e9s gaireb\u00e9 sempre millor que quedar-se amb la primera oferta.<\/li>\n<li><strong>Planificar malament la tresoreria durant l&#8217;obra.<\/strong> Els trams del banc s&#8217;alliberen amb retard respecte als pagaments reals. El banc sol requerir un pressupost de l&#8217;empresa constructora per calcular el finan\u00e7ament. Sovint no es pot demanar la hipoteca amb un pressupost aproximat o sense empresa assignada.<\/p>\n<h3>Quant triga el banc a aprovar una hipoteca d&#8217;autopromoci\u00f3?<\/h3>\n<p>Entre 4 i 8 setmanes des de la presentaci\u00f3 completa de la documentaci\u00f3, depenent de l&#8217;entitat i la complexitat de l&#8217;operaci\u00f3.<\/p>\n<h3>Puc canviar de banc un cop acabada l&#8217;obra?<\/h3>\n<p>S\u00ed, \u00e9s possible subrogar la hipoteca un cop finalitzada l&#8217;obra i obtingut el certificat de fi d&#8217;obra. Alguns autopromotors ho fan per aconseguir millors condicions un cop desapareix el risc de no-execuci\u00f3 de l&#8217;obra. Cal tenir en compte les comissions de cancel\u00b7laci\u00f3 anticipada si existeixen.<\/p>\n<h3>Necessito asseguran\u00e7a decenal?<\/h3>\n<p>Per a habitatges unifamiliars per a \u00fas propi, la llei permet renunciar a l&#8217;asseguran\u00e7a decenal per escrit.
